Current Site

The site is located a ten-minute walk north of Chancery Lane station (Central Line) and about a nine-minute walk west of Farringdon Station (Circle, Hammersmith & City, Metropolitan Lines and Thameslink). Farringdon Station is also one of the key stations on the central section of the Elizabeth Line, following its launch in May 2022.

The site is currently occupied by a 1960s modernist building on the corner (100 Grays Inn Road and 129 Clerkenwell Road), a 1980s brick building at 127 Clerkenwell Road, and a warehouse office building at the rear of 88 Grays Inn Road.

The office buildings contain retail at the ground floor. A Victorian/ Edwardian building containing retail at the ground floor and residential flats above sits to the front of the 88 Grays Inn Road building.

The existing office buildings are tired and in need of refurbishment and modernisation, with Camden Council designating 100 Grays Inn Road a negative contributor to the Hatton Garden Conservation Area. We have decided that rebuilding the buildings will be the most sustainable and efficient way to deliver a high-quality contemporary building providing more workspaces and affordable apartments.

The Proposals

Global Holdings are pleased to be delivering the UK’s largest full timber structure, net zero carbon office building.

The redevelopment of 100 Grays Inn Road will include:

  • The UK’s largest full timber structure office building with 82% lower operational carbon emissions than a typical office building
  • A building that outperforms the UK Green Building Council’s Net Zero Office target by over 50%
  • A 95,000 sq ft modern office building with eight floors of bright, light workspace, a communal roof terrace, and five landscaped terraces with views of the city
  • A 12,000 sq ft building providing six affordable apartments and ground level affordable workspace to support the area’s entrepreneurs and creative industries
